Population of the ward to double
A quick summary of the developments either under construction or proposed for the Ward.
(updated March 21, 2019)
Metalworks : phase 1 (complete)= 133 units (including 12 townhouses) Phase 2 under construction. Total (Phases 1 through 5) = 605 estimated 36 townhouses total (former 5 Arthur Street – Woods plant #1)
71 Wyndham St. S. @14 stories (approved) = 140 apartments (former City View Pools and DIYODE Makers Club)
120 Huron (under construction) = 86 apartments + 96 townhouses (former Northern Rubber/Crompton/Chemtura)
143 Morris St. (under construction) = 20 townhouses (former Biltmore Hats)
200 Beverly St. (proposed) 800-1500 units, townhouses and apartments – breakdown unknown (former IMICO)
69 Huron St. – unknown but if built at the same density of Metalworks a significant addition (former Woods plant #2&3)
66 Duke St. (proposed) 22 apartment units
110 Stephenson St. S. (proposed) – 220 unit seniors apartment building
Totals = 1070 apartments + 152 townhouses + adding about 1000 for 200 Beverly = 2200 + units. If you assume an average of 2 people per unit the total population increase for the ward is just over 4400 which more than doubles the current ward population of 3,991 (2016 census).
These proposed density increases have the potential to impact traffic, parking, noise, wind and shadow. These issues are already a concern. TWRA will be advocating for a comprehensive traffic plan for the ward.
